- Monthly financial reports to the board to include, Budget vs Actual, Balance Sheets, Income Statements, monthly bank statements and other reports as needed
- Monthly collection of condominium fees through our online portal bank to bank, check or credit card
- Monthly payment of bills to subcontractors, utility companies and insurance companies
- Assistance with preparing yearly budgets
- Attendance at monthly and annual meetings to review budget items and discuss any ongoing issues or projects with the Trustees and Association members
- Provide 6d Certificates & Questionnaires needed for condominium closings and refinancing for a $50 fee for each document to the homeowner
- Oversight of all subcontractors and vendors, holding them accountable to their contract terms and conditions
- 24 / 7 support for emergencies
- Property maintenance, including:
- Snow removal and sanding of common roads, parking areas and sidewalks
- Weekly rubbish removal & recycling
- Landscaping and pool maintenance
- Common area cleaning
- On-call maintenance of common areas within 24 hours
- Interior condominium maintenance (separate charge to unit owner per job size)
- Preventative maintenance (common area lighting, carpeting and roofing)
- We will be expanding our property management services by providing Lawn & Landscaping Services in 2024 including:
- Lawn mowing
- Weed whacking
- Fertilizing & lime applications
- Mulch installation and maintenance
